We acted for Countryside Zest (Beaulieu Park) LLP, a joint venture of Countryside and L&Q on the letting of nine retail units at Beaulieu Square Neighbourhood Centre, as part of a new 3,600 home community being developed to the north of Chelmsford. We used our experience in the retail property sector and our detailed knowledge of retailer’s operational requirements to advise on the configuration of the units, the retail leasing terms and marketing strategy to successfully secure tenants to create an exciting high profile vibrant centre.
We introduced this new retail Park scheme to Pets at Home as a potential new store opportunity. Letting terms were agreed for Pets at Home to occupy a 6,000 sq ft unit. We liaised with the client throughout the contract negotiations, maintaining a regular dialogue with the developer’s agent initially on the progress of the scheme through planning and then subsequently the build programme prior to opening in 2017.
Provided letting and investment services to Countryside Properties on their commercial neighbourhood centre serving their Newhall urban extension scheme on the eastern outskirts of Harlow. Marketed and let the anchor convenience C store to the Coop, following consideration of 4 competitive proposals, at in excess of £22.50 psf, and despite the dreadful framing conditions created by COVID-19, secured successful lettings of all 4 adjacent shop units, with significant additional demand still expressing interest.
The success is largely due to the Client’s excellent design and advanced master planning to place the neighbourhood centre in a visually prominent and accessible position.
Marketed upon behalf of our Joint Venture commercial clients, the anchor foodstore unit contained in the SOC town centre regeneration scheme. Following receipt of competitive LH and FH proposals from several operators, engaging with Lidl on the basis of a long leasehold demise and build package for c£8m for the completed foodstore and car park.
Scheme now consented and being built out. Mark Liell also let 20+ retail shop units on 10 year+ leases with RPI linked uplifts on review, at rents in excess of £20psf (see commercial investment case studies).
