We acted for Countryside Zest (Beaulieu Park) LLP, a joint venture of Countryside and L&Q on the letting of nine retail units at Beaulieu Square Neighbourhood Centre, as part of a new 3,600 home community being developed to the north of Chelmsford. We used our experience in the retail property sector and our detailed knowledge of retailer’s operational requirements to advise on the configuration of the units, the retail leasing terms and marketing strategy to successfully secure tenants to create an exciting high profile vibrant centre.
We introduced this new retail Park scheme to Pets at Home as a potential new store opportunity. Letting terms were agreed for Pets at Home to occupy a 6,000 sq ft unit. We liaised with the client throughout the contract negotiations, maintaining a regular dialogue with the developer’s agent initially on the progress of the scheme through planning and then subsequently the build programme prior to opening in 2017.
We produced a pre-marketing occupier guidance report for Countryside Properties (UK) Ltd, providing independent retail overview advice to assist in the design of the proposed neighbourhood centre at their St Luke’s Park, Wickford development. We advised on the market for different uses and provided an evidence base for the design of the centre and the type and sizes of the units following our discussions with both national and local independent retailers.
We advised The Retail Development Partnership on the disposal of a 3.5 acre edge of town centre site. This was offered with the benefit of planning permission for food retail development of 35,000 sq ft plus car parking and other associated facilities. It was marketed on a competitive, informal tender basis to a selected list of retailers and investors and sold unconditionally to Morrisons.
