CANNOCK, Hollies Court and Hollies Business Park

We actively asset manage a Business Park comprising five BI Office units, a retail unit and 20 industrial units let to a variety of tenants. We collect the rents and insurance premiums and administer the service charge.

Since our client acquired the Estate in September 2015 we have added value by upgrading the estate through regular maintenance visits to improve the landscaping and environment. We have re-geared a number of the existing tenant’s leases and let the vacant units and have even let the storage land and a portable cabin to maximise income and increase the Capital Value.

LIVINGSTON, Veterinary Hospital, Fairways Business Park

We manage on behalf of a local authority investor client a specialist veterinary hospital in Scotland, which is well located in a prominent position on the Fairways Business Park in Livingston just off the M8.

The former office building was converted in 2020 to a modern high specification veterinary hospital which includes a reception, treatment and consultation rooms, operating theatres, scanning and x-ray facilities and a range of wards. We provide a full service including regular inspections, tenant liaison and rent and other accounts collections.

MIDLANDS, Industrial Property Portfolio

We presently manage a range of commercial properties (standalone office buildings, multi let industrial estate units, standalone warehouses, and quasi retail units and a neighbourhood centre) located in the West Midlands and East Anglia, and forming part of an insurance client’s mixed use property portfolio.

They are let to a variety of tenants of mixed covenant strength (including Tesco and the NHS and small independent but successful businesses) on a wide range of leases types from short flexible arrangements up to more institutionally acceptable longer terms. Our mandate includes all rent, service charge and insurance collection, property oversight, related Landlord and Tenant work (lettings and lease renewals), surplus property sales, and periodic portfolio red book valuations.

CHORLEY, Waitrose Distribution Centre, Matrix Park

We manage a large (circa 420,000 ft.²) distribution warehouse (and offices) situated on a site of 31 acres, within a Distribution Park close to the M6, on behalf of Uttlesford District Council. Waitrose occupy the 2012 built distribution hub (serving the NW and Scotland) on a 30-year lease.

The purpose built high specification 12m tall facility is divided internally into 3 temperature-controlled zones with chillers, and accommodates different produce classes. We offer a full management service including collection of rent, service charge and insurance, and conduct periodic inspections, and liaise with the tenant.
